What sticks out to me the most is the lot size. Many run a half acre or more with mature trees and real back yard depth, and there is no HOA, which is close to impossible to find in a Murfreesboro subdivision under $400,000 today.
You are a few minutes from the Old Fort Parkway retail corridor while still looking at open ground from the back of most of these lots. I bring buyers here when they've looked at new construction, done the math on a 6,000 square foot lot plus an HOA fee, and decided they would rather have the land.
