The 2020 Census counted 4,305 people in the CDP itself, with a median age of 34, though the broader 37037 area that locals call Christiana covers a lot more ground and rooftops than the official boundary.
Unincorporated is the word doing the heavy lifting in that paragraph. There is no Christiana city hall, no city police department, and no city tax bill. Rutherford County provides schools, sheriff coverage, and services. The nearest full retail and hospital infrastructure is Murfreesboro, about 11 miles up the road (city-data.com, verified July 10, 2026). People here run their errands in Murfreesboro and come home to quiet.
What Do Homes Cost in Christiana in 2026?
The honest answer is that Christiana has one of the widest price spreads in the county, so a single median only tells part of the story. Sourced numbers first:
- Median sale price over the trailing 12 months: $396,900, up 2 percent from the prior year (Homes.com Christiana guide, pulled July 10, 2026)
- Average home value in the area: about $449,853 (Homes.com, same pull)
- Average days on market: 43, quicker than the national average of 58 (Homes.com, same pull)
Now the spread behind those numbers, from listing and sold data feeding off RealTracs:
- Entry new construction: builder homes in Valley Farms were advertised between $358,900 and $379,900 this spring, some with closing cost incentives attached (builder listings via Homes.com, spring 2026)

One caution from somebody who watches this market weekly: Christiana is a small market, so its median bounces around based on what happened to close that month. Three farm sales can move it. The No City Taxes Math
This is the number one financial reason buyers land here, so let's do the actual arithmetic instead of waving at it.
Tennessee assesses residential property at 25 percent of appraised value. A Christiana address pays only the Rutherford County rate, currently $1.4885 per $100 of assessed value (the 2026 certified rate announced June 24, 2026, per WGNS). Inside Murfreesboro city limits, you'd pay that plus the city's $0.7529 (2026 certified rate, WGNS Radio, June 24, 2026), a combined $2.2414.
On a $400,000 home, that works out like this: $400,000 x 25 percent = $100,000 assessed value. In Christiana, the annual bill is about $1,489. Inside Murfreesboro city limits, the same home runs about $2,241. That's roughly $750 a year, every year, or close to $7,500 over a decade before any rate changes.
What you give up for that savings is city services. Many Christiana properties are on septic systems and some on wells, trash service is contracted privately, and you're driving to Murfreesboro's parks rather than walking to a city greenway trailhead. Christiana sits along the US 231 corridor with I-24 access close by on the community's north and east sides, which is the quiet advantage over other rural corners of the county. Typical drives, off peak, from the Christiana core:
- Downtown Murfreesboro square: about 15 minutes up Shelbyville Pike
- The I-24 logistics corridor and Amazon at Joe B. Jackson Parkway: 15 to 20 minutes
- MTSU and the Murfreesboro medical district: about 20 minutes
- Nissan's Smyrna plant: 35 to 40 minutes
- Downtown Nashville: 50 to 60 minutes off peak, and I-24 rush hour math applies

Christiana addresses are served by Rutherford County Schools, and the community has schools of its own: Christiana Elementary School and Christiana Middle School both sit in the 37037 area, with Plainview Elementary and Buchanan Elementary serving nearby sections of the corridor. High school zoning in this part of the county splits by address among the county's southern zone high schools.
The rule I hold my buyers to: never assume zoning from a map or a listing. Rutherford County keeps building schools to chase growth, and attendance lines move. Verify the current zone for the specific address with Rutherford County Schools before you write an offer. I do that check as a standard part of due diligence on every Christiana purchase.
What Is There to Actually Do in Christiana?
The center of gravity is Miller's Grocery, the country cafe in the old general store whose roots go back to 1947. It started serving sandwiches in 1975 and grew into the institution that anchors the community today, known for the Sunday buffet, homemade desserts, live music nights, and a weekly farmers market out front (Homes.com Christiana guide, verified July 10, 2026). Miller's Crossing, the gift shop a few doors down, carries handmade work from local artists. Show up on a Sunday and you'll understand the community faster than any statistic can explain it.
Beyond the crossroads, life here is porches, pastures, and the drive into Murfreesboro for everything else: The Avenue and Stones River Town Centre for shopping, Barfield Crescent Park and the greenway system on the city's south side just up 231, and the whole Murfreesboro restaurant scene 15 minutes away. Fair warning from a fiddle player: the live music at Miller's will ruin chain restaurant ambiance for you.
The Growth Story Nobody Has Written Yet
Here's what makes Christiana more than a sleepy crossroads in 2026. Builders found it. Subdivisions like Valley Farms are actively selling new construction in the mid to high $300s, established communities like Walnut Downs, Buchanan Estates, and Clearview have given the area a proven resale market, and newer sections keep coming out of the ground along the corridor. Buyers priced out of new construction inside Murfreesboro city limits are discovering they can buy new here, pay county only taxes, and keep a manageable commute.
Two practical notes that come straight from working these deals. First, some builder listings in the area currently advertise VA and USDA financing availability (builder listings via Homes.com, spring 2026). USDA eligibility is address specific and changes as areas develop, so confirm any address against the current USDA map and confirm VA terms with your own lender before you count on either. Second, builder contracts are not standard Tennessee purchase agreements. They're written by the builder's attorney for the builder's benefit, and reviewing them line by line before you sign is exactly the kind of work I do for my buyers.
Growth cuts both ways, and I'll say so: more rooftops mean more traffic on two lane roads and eventual pressure on schools. If untouched rural forever is the requirement, buy the acreage now, because the corridor is filling in from the north.

It makes less sense when you want walkable retail, city parks out the front door, or the shortest possible Nashville commute. Both answers are legitimate.
